Environmental Transaction Screening for low-risk properties
An Environmental Transaction Screening (ETS) can be a sufficient alternative to a Phase I Environmental Site Assessment when a commercial property is considered low risk and limited due diligence is needed to identify potential environmental concerns.
A focused property review
An ETS includes much of the Phase I ESA scope of work, tailored to a limited transaction screening.
- Site inspection
- Environmental database review
- Environmental questionnaire completed by the owner or occupant and the consultant
- Review of historical sources
Historical use matters
Historical use must be determined back to 1940 or to first development using at least one source: Sanborn maps, city directories, or aerial photographs.
